It wasn't officially released, so maybe someone has bundled the Exult interpreter and Ultima 7 data files together in the hope that someone will pay a lot of money for it, thinking it's a rare Amiga version?

That's my guess as well Cody. But who knows. It might've been a leaked version of the game. There were plenty of games in production and almost done which were never released.
