That'll work, yes (provided that the CPU you've bought works). Remember that this is not a recommended thing to do; you'll lose warranty if you scratch the board or otherwise damage parts while trying to change the CPU. If you don't have a desperate need for an MMU, better stay with the EC CPU.

The most common use case for the MMU ist fastrom, and that is best replaced with the built-in Maprom function. No MMU needed!
